NWA City Guide
Bella Vista, Arkansas
Seven lakes, world-class bike trails, and the most nature-immersed lifestyle in NWA — at prices that still make sense.
Why Bella Vista?
Bella Vista — Spanish for "beautiful view" — delivers exactly what its name promises. Originally developed in the 1920s as a resort destination, it has evolved into one of the most exciting outdoor recreation communities in the South, while quietly becoming one of NWA's best-value places to live.
Just 15 minutes north of Bentonville, it offers the same proximity to jobs and Crystal Bridges but at meaningfully lower home prices — and with nature access that the more urban parts of NWA can't match. Seven community lakes, 50+ miles of in-city trails, and golf courses create a lifestyle that people move here specifically for.

🚵 The Mountain Biking Scene
Bella Vista is the mountain biking capital of NWA — and arguably one of the top MTB destinations in the country. The trails here include a bike lift (like a ski lift, but for bikes) — one of only a handful in North America — making advanced descents accessible without the grueling climb.
Blowing Springs Trail System

Family-friendly, flow trails, great for newer riders and kids.
Railyard Trail
Intermediate
Banked turns, berms, and jump lines. Flow trail at its best.
Coler Mountain Bike Preserve
All Levels
Free bike lift, skills area, pump track, and progression zone. Just south in Bentonville.
Back 40 Trail
Intermediate–Advanced
40-mile epic cross-country in Hobbs State Park — one of the best XC rides in the Midwest.
🌊 The 7 Community Lakes
Bella Vista is uniquely defined by its seven community lakes — a feature no other NWA city has. They range from small fishing ponds to full recreational lakes with beaches, boat ramps, and docks.
⛵ Lake Bella Vista
Main recreation lake — swimming, fishing, kayaking, boat launch.
⛵ Lake Lemons
Fishing and peaceful paddling in a quiet setting.
⛵ Lake Windsor
Swimming beach, great for families with kids.
⛵ Loch Lomond
Scenic walking path around the lake, popular dog walk.
⛵ Lake Brittany
Quiet, fishing-focused. Beautiful fall scenery.
⛵ Lake Avalon
Smaller lake with great sunset views.
Cost of Living
Bella Vista is one of the most affordable parts of NWA — offering lower home prices than Bentonville or Rogers while maintaining the same proximity to jobs and amenities.
Things to Do
World-Class MTB Trails
The reason most people move here. 50+ miles in the city, more in the surrounding region. One of the best trail systems in North America.
Golf
Bella Vista has 5 golf courses managed by the POA — some of the best public golf in Arkansas at reasonable rates.
Fishing
Seven stocked community lakes with bass, crappie, catfish, and bluegill. Fishing is included in POA membership.
Swimming
Multiple lakes with swimming beaches, plus indoor and outdoor pools managed by the Bella Vista POA.
Hiking
Dozens of hiking trails throughout the city and access to Hobbs State Park — 12,000 acres of Ozark backcountry.
Kayaking & Paddling
Any of the 7 lakes welcome kayaks and canoes. Launch points at multiple locations. No motorized boats on most lakes.
The POA: What It Covers
Bella Vista is governed by a Property Owners Association (POA) — not a city government. POA fees (~$40–80/month depending on your property) cover access to all community amenities:
