Rogers has something no other NWA city has: Beaver Lake. At 28,000 acres, it's one of the cleanest and most beautiful Ozark lakes in the region. Fishing, boating, kayaking, camping — and private lakefront homes with docks that in most states would cost double.

For people who care about water access, Rogers is the only answer in NWA. You can own a lakefront home here for $400K–$700K. In Nashville or Austin, that buys you a mediocre suburban house nowhere near water.

The most unique option in NWA. Lake access, private docks possible, natural beauty everywhere. Trade urban convenience for a lifestyle most people in the country can't afford. Strong vacation rental potential.

Pleasant Crossing

$280K–$450K

Best value in Rogers. New construction available, growing retail, and the easy I-49 corridor. First-time buyers and growing families consistently find the best deals here.

Rogers sits at the center of NWA geographically. From Rogers, you're 12-15 minutes to Bentonville, 25-30 minutes to Fayetteville, 15 minutes to XNA Airport, and 10 minutes to Beaver Lake. You give up nothing by living here.

🏫 Schools

Rogers School District is one of the better districts in Arkansas. Rogers Heritage High School and Rogers High School both have strong academic programs. For families in Pinnacle Hills, the newer schools serving that area are consistently highly rated.

Bentonville schools are better — but the gap isn't as large as the price difference would suggest. Many families choose Rogers specifically because they get 80% of the school quality at 70% of the housing cost.

Rogers is the best all-around value in NWA. It doesn't win any single category outright — Bentonville has better trails, Fayetteville has better food, Bella Vista has better nature access. But Rogers wins on total package: good schools, good access, Beaver Lake, a reviving downtown, and prices that give you room to breathe. It's the city most NWA transplants land in once they actually visit and stop googling.
